Fort Lauderdale Inspection 10 items

What the City of Fort Lauderdale's 2026 vacation rental inspection checks for. Most of it is cheap; failing the inspection is not, since every reinspection costs $100 and you can't rent until you pass. Other cities ask for similar things, so check your own city's list before you buy.

    Hard-wired smoke and CO alarms

    Hard-wired and interconnected on building power. Battery or wireless alarms fail the inspection. Every bedroom, outside each sleeping area, and every floor. Have an electrician install them.

    By the main entrance: the Certificate of Compliance, ordinance summary, noise rules, parking sketch marked 'No On-Street Parking is Permitted', trash days, nearest hospital and the police non-emergency number.

    Pool door alarms (85 dB)

    Pool homes need a compliant barrier plus one more layer. Alarms of at least 85 dB on every door and window that opens to the pool is the usual choice.

    Pool gates must open outward, away from the pool, and close and latch themselves. Pair with self-closing hinges.

    Beach-facing houses only. The city checks for sea turtle safe lighting. Confirm the fixture with the city before relying on it.

Kitchen 45 items

Guests cook more in a rental than you'd expect, especially on stays of four nights or more. Stock for the full guest count: plates, bowls, glasses and mugs for at least the maximum occupancy plus two, so a load in the dishwasher doesn't leave anyone without a cup. A sharp knife, a big pot and a good coffee setup earn more five-star mentions than any gadget.

Bathroom 18 items

Plan two bath towels, one hand towel and one washcloth per guest, plus a full spare set in the closet. White towels can be bleached, so stains don't send them to the trash. Refillable wall dispensers cut waste and look tidier than half-used bottles. A plunger in every bathroom saves a 10pm phone call.

Bedrooms 23 items

Keep three sets of sheets per bed: one on the bed, one in the wash, one spare for a fast turnover. Waterproof mattress and pillow protectors are the cheapest insurance you'll buy. Blackout curtains and a nightstand with a lamp and a charger on each side of the bed are the details guests notice.

Living Room 18 items

This is the room in most of your listing photos, so spend here. Comfortable seating for the full guest count, a TV with streaming apps already signed out, and lighting that works at night as well as in the photos.

Laundry 4 items

If guests can do laundry, they'll stay longer and pack lighter. Leave detergent pods, dryer sheets and a simple note on how the machines work.

Supply Closet 24 items

A locked owner's closet with backups of everything means a cleaner never has to stop a turnover to go shopping. Set a par level for each item, such as two weeks of toilet paper per bathroom, and have the cleaner flag anything below it.

Smart Tech 10 items

A smart lock with a new code for every reservation, a noise monitor and reliable Wi-Fi are the backbone of remote hosting. Choose devices your property management software can control, so codes and alerts run themselves.

Safety & Compliance 7 items

Smoke and carbon monoxide alarms, a fire extinguisher, a first aid kit and clear exit routes protect guests and your insurance claim. Many cities set specific rules, so check yours before you buy.

Outdoor & Beach 8 items

Outdoor space sells the listing, but furniture and gear take a beating from sun, salt and guests. Buy for durability, and budget to replace cushions and umbrellas every season or two.

Kids & Family 4 items

Families book bigger houses for longer stays. A travel crib, a high chair, outlet covers and kids' dishware cost little and let you appear in family-friendly search filters.

Pets 5 items

Guests traveling with a dog search for pet-friendly stays, so allowing pets can widen your audience. Stock for easy cleaning: bowls that go in the dishwasher, a bed and furniture covers that go in the wash, and towels by the door for paws. Set a pet fee and clear house rules, and check your HOA or city rules before you allow pets.
