Researched by Pierce Gainey

Code & Key is made by Code & Key LLC in Fort Lauderdale, Florida. Pierce Gainey runs it.

Who makes these

Pierce Gainey has managed short-term rentals in South Florida since 2020, more than 30 units over the years. Code & Key is where he puts the paperwork that work needs: the postings, checklists and owner documents a rental runs on.

How the city packs are researched

Each city pack starts from that city's own code and inspection checklists, and uses the wording they require. Every page prints the date it was last verified.

The sources behind the city and state packs are re-checked every week and dated. When a rule changes, the file is updated and re-dated.

What these are not

Our templates are general templates and information, not legal, tax or financial advice, and not official government forms. Confirm current requirements with your city, county and state before relying on any of them.
