Our products

Code & Key sells general templates and information for short-term rental hosts. They are not legal, tax or financial advice, they do not create an attorney-client relationship, and Code & Key is not a law firm. Our city packs are not official government forms and are not endorsed by any government. Rules change: every product shows the date it was last verified, and you should confirm current requirements with your city, county and state before relying on any template. Products are provided as is, without warranty, and our liability is limited to the price you paid.

Licenses

Each purchase is licensed for one property, or for application guides, one purchaser. Please don't share, resell or redistribute the files.

The Digital Guidebook Creator is a single-user license: one purchase is one licensed person, who may use it for their own rentals and for properties they co-host or manage for clients. It may not be shared, resold, uploaded to a shared, team or organization skill library for others, posted, or recreated as a similar product. The guidebooks it makes belong to the buyer. It works with Claude and is not affiliated with or endorsed by Anthropic.

Buying and downloads

We sell directly. Payments are processed by Stripe; we never see or store your full card number. Prices are in US dollars, and sales tax is calculated by Stripe at checkout based on your billing address. After payment you get download links on the order page and by email. Each link works for 72 hours and 5 downloads; you can get fresh links any time from Resend my downloads, and they are sent only to the email address used at checkout.

Use Adobe Acrobat Reader for fillable files. Our fillable PDFs are built and tested for the free Adobe Acrobat Reader on a computer, iPhone or Android. Mac Preview, browser PDF viewers (Chrome, Safari, Edge) and other apps can shift or break the fill-in boxes, hide the box hints, skip the photo boxes or print the pages at the wrong size. If something looks wrong, open the file in Acrobat Reader first; if it's still wrong there, email us and we'll fix it.

At checkout Stripe saves your card to your Code & Key customer record so the order page can offer one related product at a discount, added in one click. Nothing is charged unless you click to add it. The saved card is held by Stripe, not by us; email us to have it removed.

Refunds

Our products are digital files, delivered instantly, so we handle refunds case by case and keep it simple:

Something is wrong. If a file won't open, a field doesn't work, or the product isn't what the page described, email us within 30 days. We'll fix it or send a corrected version, and if we can't, we'll refund you in full.
Wrong product. If you bought the wrong product and haven't downloaded it, email us within 14 days for a full refund.
Bought it twice. If you accidentally buy the same product twice, email us and we'll refund the duplicate.
Changed your mind after downloading. Because the files can't be returned, we don't refund downloaded products for a change of mind.

Refunds go back to the original card through Stripe and usually appear within 5 to 10 business days. When an order is refunded, its download links stop working.

Affiliate disclosure

Some links on this site and in our guides are affiliate links. If you buy through them, we may earn a commission at no extra cost to you. This never decides what we recommend. As an Amazon Associate we earn from qualifying purchases.

Product and company names mentioned on this site belong to their owners. Code & Key is not affiliated with, sponsored by or endorsed by any company we mention, including Airbnb, Vrbo and Anthropic. Claude is a trademark of Anthropic.

Privacy

This site doesn't use tracking cookies or analytics. If you buy from us, Stripe handles your payment details; we keep only what's needed to deliver your files, keep tax and accounting records, and answer questions.

No cookies, no trackers. This site sets no cookies, runs no analytics or advertising scripts, and loads no third-party code. Our fonts are hosted on this site, so your browser doesn't contact a font service.
Your cart. The items in your cart are kept in your own browser (local storage), not on our servers, until you check out. It isn't a cookie and isn't used for tracking.
Checkout and payment. Checkout is hosted by Stripe, our payment processor, under Stripe's privacy policy. Stripe collects your card and billing details; we receive your name, email address, billing country and postal code (for sales tax), what you bought and what you paid.
What we store. We keep a record of each order (name, email, products, amounts, tax) and a customer list built from those orders, on our host's private storage. We use it to deliver and re-send your files, handle refunds and keep the records the law requires. Order records are kept for at least as long as tax law requires.
Marketing email, only if you opt in. Checkout has an optional box to receive emails about new products. We add you to our mailing list only if you tick it, and every marketing email will have an unsubscribe link. Order emails (your receipt and download links) are sent either way.
The free Deal Analyzer. If you ask for the free STR Deal Analyzer, we keep your email address, the date you asked and which download it was, so we can send the download link and a few follow-up emails about using it. Every one of those emails has an unsubscribe link, and unsubscribing takes effect right away. We don't sell or share your address.
Email delivery. Order emails are sent through our email provider, which processes your address only to deliver them.
Affiliate links. When you follow a link on The Host Supply List to Amazon or another retailer, that retailer may set its own cookies to credit the referral. That happens on their site, under their policy, not on ours.
Hosting. Like any web host, our host processes basic request data (such as IP address and browser type) to deliver the site and keep it secure.
Email. If you write to us, we use your email only to reply. We don't sell or share it.
Who sees it, and how. We share your information only with the service providers that run the shop, and only what each needs: Stripe (payment), our web host (hosting and order storage) and our email provider (order and download emails). It passes to them over encrypted connections as part of providing the service. We also disclose it if the law requires it. We never sell or rent it.
How we protect it. The whole site is served over HTTPS only. Card numbers never reach our servers: Stripe's hosted checkout takes them. Order records sit in private storage that only the shop's own server code can read, and the keys that open it are kept out of the site's code. Download links are signed, expire after 72 hours and 5 downloads, and close if an order is refunded.

Accessibility

We build this site to meet WCAG 2.2 level AA: it works with a keyboard and a screen reader, keeps text readable at 200% zoom, and turns off its animations when your device asks for reduced motion. If anything on the site or in one of our files is hard to use, email us and we'll fix it or send you what you need in another format.
